Two seas, one coast

On the Costa Cálida you choose between two kinds of water: the calm lagoon of the Mar Menor, or the open Mediterranean with its coves and headlands.

Mar Menor
A shallow saltwater lagoon with calm water, long promenades and towns that are lively all year, such as Los Alcázares and San Pedro del Pinatar.
Mediterranean
Open sea from Cabo de Palos to Águilas: waves, rocky coves, a marine reserve off the cape and quieter bays further south.

Buying in Spain, step by step

General information to help you plan. It is not legal or tax advice.

  1. View

Plan viewings of the homes on your shortlist. Seeing several in one trip saves time and makes comparing easier.

  2. Get an NIE

Foreign buyers need an NIE, the Spanish identification number for foreigners. You can apply at a Spanish consulate or at the police foreign office in Spain.

  3. Agree and reserve

Once you agree on a price, a private purchase contract with a deposit usually follows. Have it checked by an independent lawyer.

  4. Sign at the notary

The sale is completed with the deed (escritura) at a notary and then recorded in the Land Registry.

Questions buyers ask

Short answers to common questions. This is general information, not legal or tax advice.

Do I need an NIE to buy a home in Spain?

Yes. Foreign buyers need an NIE, the Spanish identification number for foreigners. You can apply at a Spanish consulate in your own country or at the police foreign office in Spain. In practice you also need a Spanish bank account for taxes and utility bills.

Which costs come on top of the asking price?

For a resale home you pay transfer tax (ITP) to the Región de Murcia; for a new build, VAT and stamp duty instead. On top of that come notary and land registry fees and, usually, a lawyer. The total depends on the home and the price, so ask for an estimate for the property you have in mind.

Mar Menor or Mediterranean: what is the difference?

The Mar Menor is a shallow saltwater lagoon, separated from the open sea by La Manga. The water is usually calm, which suits families and water sports. On the Mediterranean side, from Cabo de Palos to Águilas, the sea is open, with waves, rocky coves and good spots for snorkelling. Many buyers visit both before they choose; the place pages describe each town.

Can I arrange viewings from abroad?

Yes. Send an enquiry from the page of a home, tick that you would like to plan a viewing and give the dates of your trip. The office replies personally to plan the viewings.

How does a reservation work?

After you agree on a price, you usually sign a private purchase contract and pay a deposit. The home then comes off the market until the deed is signed at the notary. Have the contract checked by an independent lawyer before you sign.

How up to date are the listings?

Every listing shows its current status: available, reserved or sold. When the office changes a home, the website is updated with it.
